**Ranner · In development** — Ranner is a desktop app for insurance brokerages that quote cover for residents' associations. It queries the Spanish land registry, works out the sum insured, walks you through the insurers' portals and prepares the comparison. You confirm every step.

## Why quoting a residents' association takes a whole morning

What we have learned building Ranner alongside a working brokerage.

- **A residents' association is not one property** — It is a plot with a land-registry reference for every flat, shop and parking space. Before asking for a single price you have to count them, add up the floor areas and find the year of construction. That is where the first error slips in, and nobody sees it until the claim.
- **The sum insured is calculated, not eyeballed** — The building is insured for what it would cost to rebuild, cost per square metre times floor area. If the figure does not carry its source, nobody can defend it when a loss adjuster challenges it.
- **Every insurer asks the same thing its own way** — The same building data, typed again into every portal, with another form, another session and another verification code. It is the longest part of the job and the one that needs the least judgement.
- **Offers do not compare themselves** — Every insurer names the same cover differently, and the limits and excesses that decide the comparison live in the policy wording, not on the price sheet.
- **The association asks why** — And the right answer points at the clause. A comparison that cannot show where each claim comes from is an opinion on letterhead.

## How it works

A chain of steps with stops. The machine proposes, you confirm, and nothing enters the file without your sign-off.

1. **You type the address** — Ranner finds the plot in the land registry and groups its units, flats, shops and parking spaces, with floor areas and year of construction.
2. **You confirm the building** — You see the list next to the totals and correct whatever needs it. Every figure carries its source, whether the registry, you or a calculation.
3. **You review the sum insured** — The rebuild value appears with its formula and the source of the cost per square metre, not as a loose number.
4. **Ranner works through the portals** — It opens each portal in a separate browser, fills in the form and calls you when a person is needed, whether to sign in, enter a code or handle something it did not expect.
5. **You get the comparison** — Offers aligned cover by cover and a Word report ready for the association, with the source of every figure in the footer.

## Three rules that are not up for negotiation

- **You confirm, the machine proposes** — Ranner is not an agent that decides on its own. It stops at every point that matters and waits for a person.
- **No figure without a source** — Every value in the file records where it came from, when, and who confirmed it.
- **Your logins and your clients stay on your machine** — You sign in to each portal yourself and Ranner does not store your passwords. The file lives on your computer, not on a server of ours.

## It starts with one thing, on purpose

The first version solves one job for one kind of customer, and does it well. Other lines of insurance come next, in the order the Early access brokerages ask for them.

What it does today:
- Insurance for residents' associations
- For brokerages and their account handlers
- From the address to the comparison report
- On Mac and Windows

What comes next:
- Other lines, such as home, retail or liability

What it will never do:
- Buy the policy. Ranner never signs, accepts or pays on your behalf
- Solve captchas or get around a portal's rules

## Early access

We are opening Ranner to the first 20 brokerages before anyone else. It is a deal, and it runs both ways.

What you get:
- Access before anyone else, on your real files
- 50% off for life, only for those first 20 brokerages
- A direct line to the people building it. What breaks on a Monday gets looked at that same week

What we ask:
- Use it on real buildings, not a demo
- A short call every few weeks to tell us what is surplus and what is missing
- Tell us plainly when something does not work for you

## Get a building's data sheet for free

Leave us the address of a residents' association you are about to quote and we send back its aggregated land-registry sheet, with flats, shops, parking spaces, built floor area and year, exactly as Ranner prepares it before asking for a price. It is useful even if you never end up using Ranner.
